Applications are good for 60 days and can be transferred to any listed property. However, only applicants or an applicant’s POA may inquire about the status of their application.
Rental Application Criteria
All prospective tenants must meet the following criteria to be considered for residency. Each occupant 18 years of age or older must submit a separate rental application and pay the non-refundable application fee.
- Identification: Valid government-issued photo ID
- Credit Score: Credit score of 600 or higher
- Income Verification: Gross monthly income must exceed 3x the monthly rent
- Employment History: Stable employment history for the past 12 months
- Rental History: Positive rental references for the past 2 years
- Background Check: A criminal background check will be conducted
- Occupancy Limits: Occupancy is limited to 2 persons per bedroom, in accordance with fair housing standards
- Collection Accounts: An applicant cannot have more than 2 accounts actively in collections. Total collection balances cannot exceed $2,000
- Move-In Requirements: Utilities must be transferred and the security deposit and first month’s rent must be paid in full prior to move-in

At Capital Property Management, LLC, we schedule disbursements throughout the first 10 business days of each month.
Amount
For reconciliation purposes, Capital Property Management, LLC follows the bank calendar and disbursements will be one month in arrears. Owners will receive the bank account balance the following month. Rent payments received on the last business day of the month, on an end-of-month bank holiday, or during an end-of-month weekend typically do not get posted by the first day of the month. In those cases, the funds are generally disbursed the following month.
